Pending Sales  vs Closed Sales
Pending sales are homes that are under contract. This means the seller has accepted an offer, but the sale has not yet closed. A home goes under contract a month or two before the closing of the sale. Therefore, the pending sales count is a leading indicator of future closed sales.
Seller’s Market… Buyer’s Market… or Balanced?
The Median Days on Market (MDOM) is the number of days from when a home is listed for sale to when the seller accepts an offer and it goes pending. The Months Supply of Homes for Sale (MSHS) is the number of months it would take to deplete the current inventory of active listings at the current sales rate. Both indicate how fast homes are selling.
Seller’s Market - MDOM < 30 | MSHS < 5
Balanced Market - MDOM = 30-90 | MSHS = 5-7
Buyer’s Market - MDOM > 90 | MSHS > 7
